All homes are strictly limited to the number of occupants indicated.  Occupancy limitations are determined by Bedford County and are based on the size of the homes septic system.  For the purpose of this regulation, anyone over the age of two years is considered an occupant. 

Tucked in a huge, deep water cove (Approx. ¼ mile W X 1 ¾ miles across-Nothing but water!), at Marker R11. 

Winter, Spring, Summer or Fall, this charming, tastefully decorated, well lit, two story, 2 bedroom, 1½ bath townhouse is perfectly suited for 2 couples, or a family of 4. 
A mere 100 foot walk from the 1st floor, covered deck, will put you on the private community beach; another 100 feet will get you to the boat slip and floating dock. Both the boat slip & the beach can be easily seen from the large living/dining room, as well as the master bedroom (which also has its own deck). 

The 1st floor also offers a spacious, fully equipped kitchen, and laundry room, TV w/cable, DVD player, and half bath.

Pool, basketball and newly refinished tennis courts are all located at the clubhouse, which is an easy walk (almost too short to drive) from the townhouse, not to mention the on-site boat launch, which you’ll pass along the way. 

As for the water views, they are completely unobstructed. Few properties at SML have such, and the images should speak for themselves. From either deck, you can view the Blue Ridge Mountains in the distance across the lake, or see Smith Mountain itself to the left, and never leave your seat. The sunsets never disappoint. 

If you run short on supplies, food, beer & wine, can be had at the area deli / gas station, which is only 3.2 miles up the same road the townhouse is on. You’ll see the deli when you’re picking up your keys at Lake Retreat Properties. The award winning SML State Park is only 1 mile from the townhouse, and offers great picnicking, sight seeing, and hiking.

Items to bring: LINENS (towels, wash cloths, sheets, pillow cases) trash bags, paper goods (toilet tissue, paper towels), detergent (dish & laundry) and a flashlight. You’ll also need charcoal (Weber Smokey Joe Grill is stored on 1st fl deck). 

Items you’ll WISH you had brought: camera, film, video tapes, water toys, sun block, fishing gear, cooler, lawn chairs, golf clubs (a Robert Trent Jones designed, tournament par 72 course is located between the deli & the townhouse, and is open to the public – call ahead, and show up by boat, they’ll have a golf cart waiting at the docks for you).
