Terms & Conditions Please review the terms and conditions relating to reservations. DEPOSITS & PAYMENTS: A rental deposit is collected for each week rented. The amount of the rental deposit is collected via credit card at the time of placing your reservation, the remaining balance is due 60 days before your arrival. If payment is not received 60 days before your arrival, Lake Retreat Rental Properties, LLC reserves the right to re-rent the property. ACCIDENTAL RENTAL DAMAGE INSURANCE: Liability of the TENANT shall not be limited to the Accidental Rental Damage Insurance if damages exceed such policy. REALTOR shall be sole decision maker on the extent of the damages incurred. If legal action takes place as a result of this agreement and the court upholds the charges brought against TENANT by LAKE RETREAT RENTAL PROPERTIES, LLC, tenant agrees to pay all costs, expenses and pay all attorneys’ fees as the court may affix. TENANT shall be responsible for damages caused by his/her negligence and that of his/her family or guests. TENANT, TENANT’S family and guests shall hold REALTOR and Property Owner harmless from damages/injuries resulting during occupancy. CANCELLATION POLICY: If a reservation is cancelled with at least 60 days prior notice, 1/2 of the pre-paid rental deposit (less any pre-paid Travel Insurance fees) will be refundable*. If a reservation is cancelled within 60 days of your arrival date, no refunds will be issued. We suggest each tenant take advantage of our Travel Insurance to protect your money paid in the event of an unexpected cancellation. Notice of cancellation must be in writing, email is acceptable. Be sure to reference the rented property name and dates you had intended to visit. *Exceptions apply to Dream House Retreat, Glendalough & Smith Pointe Estate. TRIP CANCELLATION/INTERRUPTION INSURANCE/TRAVEL INSURANCE: We offer trip cancellation/interruption insurance from Travel Guard (Travel Guard’s All Seasons Travel Plan) for your convenience. This insurance is optional, but we strongly recommend it to help you cover your investment should you have to cancel your reservation plans. We will send you a document explaining the details of the coverage (benefits, exclusions & limitations) along with your Short-Term Lease Agreement. You then have the option to accept it or decline it by initialing in the proper place on the lease. Remember, NO REFUNDS WILL BE GIVEN IN THE EVENT OF UNFORSEEN CANCELLATIONS WITHIN 60 DAYS OF YOUR ARRIVAL DATE. Travel Insurance can be added to any reservation up to the time that the final payment is made (60 days prior to arrival), however, the insurance will not cover pre-existing circumstance or conditions. For more information regarding the Travel Insurance please click here. This policy has many other benefits including airline travel delays, emergency medical transportation and medical expenses. MINIMUM AGE REQUIREMENT: No one under the age of 25 may make a reservation. There must be one adult at least 25 years of age occupying the property. That qualifying person must provide payment via credit card for the rental deposit and is responsible for the leased property. CHECK-IN / CHECKOUT: Check-In begins at 3 pm. If you plan to arrive after hours, please contact us ahead of time to make arrangements to pick up your keys. Check-Out is 10:00 AM. No exceptions! Renter and Renter’s entire party must vacate the property and return the keys to the office not later than 10:00 am. Failure to check out on time could result in additional charges. For lost keys, $5 per key will be charged. All homes and townhomes are cleaned and inspected upon your departure.MAXIMUM OCCUPANCY: Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the homes and townhomes prior to making your reservation. The occupancy level is based on the septic capacity and the policy is strictly enforced. PET POLICY: Pets are not allowed on the premises unless otherwise indicated by REALTOR’S acceptance of TENANT’S pet fee which is $50.00. Two pet maximum per house, some conditions may apply. Unauthorized pets constitute a breach of this agreement and TENANT will lose all rights to lease said property as well as all monies paid. CLEANING: Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises thoroughly clean and in good condition upon departure. The cleaning fee paid covers a maximum of three (3) hours routine cleaning, and does not include for example: oven cleaning, grill cleaning, carpet/upholstery soil/stain removal, window cleaning. Upon check out, tenants are expected to wipe off kitchen counters and stove, clean dishes, clean grill, remove food and wipe out refrigerator. TAKE ALL TRASH TO APRROVED DUMPSTER, INCLUDING TRASH CANS AT THE HOUSE AND AT THE DOCK. ADDITIONAL PROVISIONS: If the property becomes unavailable, REALTOR reserves the right to substitute the home for like accommodations. REALTOR reserves the right to enter rental for repairs and inspections as needed. Repair problems within each rental property will be addressed as soon as possible. No reduction in rent is attainable for appliance, heating, or A/C malfunction. NON-EMERGENCY MAINTENANCE ISSUES SHOULD BE REPORTED DURING NORMAL BUSINESS HOURS. If a maintenance issue is reported by TENANT, resulting in a service call/repair person, and it is determined by the repair person that there is no maintenance issue and everything is working properly, TENANT will be liable for the service call. Maintenance problems at the property will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment, which includes TV’s, VCR’s, DVD’s, air condition units, hot water heaters, stoves, refrigerators, door locks, etc. Our aim is to provide
